My stay at this hotel was quite a mixed bag. While the location is on the lively side and quite close to some key sites, there are several downsides that made the experience disappointing. The noise level from both the street and construction work was frankly unbearable at times, and the management didn't handle our issues with breakfast very well. The rooms were basic, but at least they were clean. Overall, I can't say this hotel met my expectations for a boutique experience.

Rooms
The rooms were basic and clean, but rather small with a shower positioned above the toilet, which was a bit awkward. Rating: 6/10
Service
The service was quite lacking, especially when dealing with the breakfast confusion. It felt unprofessional having to argue about what was clearly stated in our booking. Rating: 5/10
Location
The hotel is located in a busy area, close to Shwedagon Pagoda and local sights, but the surrounding neighborhood felt a bit dirty and rundown. Rating: 7/10
Dining
Breakfast was included after some back and forth with management, and while the spread was decent, I encountered ants crawling around. It definitely needs improvement. Rating: 6/10
Facilities
The facilities seemed minimal, and the rooftop restaurant was overpriced with poor service. I didn't find any highlights in this area. Rating: 5/10

I had a mixed experience at this hotel. The rooftop terrace offered stunning views, especially of the pagoda, and I loved how friendly and helpful the staff were. However, I did encounter issues with running water on my first day and found the bathroom a bit cramped for comfort. Overall, it has its ups and downs, but the value for money and quick room service made my stay worthwhile.

The Merchant Art Boutique Hotel had a mix of positives and negatives during my stay. The staff was generally friendly, and the room was spacious and adorned with modern art. However, I encountered several maintenance issues with the shower, air conditioning, and cleaning service that detracted from my experience.

The room was spacious and featured interesting modern art, but unfortunately, the air conditioning didn’t work well, making it uncomfortable.

While the staff was friendly, the service fell short due to unresolved maintenance issues and poor attention to detail from the cleaning staff.

I didn't dine in the hotel, but the breakfast option for $6 seems reasonable, especially given the range of local and western dishes available.

I had an excellent stay at this boutique hotel, located in a peaceful area right next to Shwedagon Pagoda. The rooms were spacious and impeccably clean, offering a fantastic view of the pagoda. The rooftop breakfast was truly delightful, featuring both Asian and Western options, enhanced by stunning morning views. My only minor downside was that the room I stayed in didn't have a window, but it remained tranquil. Overall, this hotel offers remarkable value for money and I look forward to returning!

The room was spacious, beautifully clean, and offered a fantastic view of the pagoda, although I ended up in a room without a window, which felt a bit claustrophobic.

Our stay at the hotel had its ups and downs. The rooftop bar was a delight, and the staff offered us excellent service when dealing with our water issue, which we genuinely appreciated. However, the rooms, although pleasant enough, were small, and the bathroom left much to be desired. Breakfast was basic and could use more variety, but it did the job. Overall, it was a fair stay considering the price, but I might explore other options next time.

Rooms
6.0
We had a small room that was pleasant, but the bathroom was way too small and became quite wet while showering.
Service
9.0
The manager's response to our water issue was commendable; they offered us a night for free without us even asking, showcasing their commitment to service.
Location
8.0
The hotel is conveniently located near downtown, making it easy to walk to major attractions like the Shwedagon Pagoda and bustling shopping areas.
Dining
6.0
Breakfast was basic and varied minimally throughout the week, but they did accommodate for vegetarian options, which was a nice touch.
Facilities
7.0
The rooftop dining area was a highlight, with lovely views and a charming ambiance, but the bathrooms need serious upgrades.
